Historic shopping parade on the market – at £7.7millon

The historic St Margarets shopping parade is up for sale with an asking price of just under £7.7million.

The period red brick parade, which is set next to the station, is home to Tesco, which has a lease with a remaining tenue of 10.8 years.

The sale involves the freehold of what is called Phelps House, which is made up of shops on the ground and basement levels with flats above.

The other retailers include Harris & Hoole, an estate agents, Streets the florist and greengrocer, a rug company and the Rize gym.

Sale details for the property list the price is £7.675m from a Freehold that currently generates rental income of £480,955 a year.

The site is opposite Twickenham Film Studios, which is embarking on a major expansion plan that will see it open a new TV studio attracting audiences to the area.

The investment summary in the sales particulars reads: "St Margarets is an affluent commuter town in South West London, between Richmond and Twickenham.

"Prime position within St Margarets, adjacent to the train station. Fully let convenience retail parade anchored by Tesco with other tenants including John D Wood, Rize and Streets Florist.

"Tesco makes up 65% of the income and has 10.8 years unexpired."

The property takes its name from Phelps Ltd, which was formed in 1870 and provided various household services as well as selling antiques and making fine furniture. The company rebuilt and extended it in 1920 to provide retail floorspace and workshops above.

Phelps became the largest store of its kind in Greater London and, at its height, the Phelps name appeared in over 100 showrooms throughout the country. It traded for 133 years.
