Plans submitted to replace Twickenham garages with new two-bedroom home

Proposals have been submitted to replace a set of disused garages in Twickenham with a newly built two-bedroom home.

The plans concern a site facing Albemarle Avenue, formerly part of the rear garden of 199 Lyndhurst Avenue, which has now been sold off as a separate plot.

The application, put forward on behalf of Mr Loris Miculi by Steven Lenczner Architects, outlines plans to demolish a brick-built double garage and construct a modest two-storey bungalow-style dwelling in its place.

Plans reveal that the home would sit on a 10.8m by 14m plot and include its own private garden, off-street parking, and independent access, using the existing driveway from Albemarle Avenue.

In documents submitted with the application, the architects state: "The proposal is for a modest-sized 2-bedroom bungalow-style house...

"The house will replace the former garages with increases to building footprint to the side, but within the front building lines of the adjoining house."

The site is bordered by existing fences and brick walls, which are set to remain largely unchanged, aside from the new frontage.

According to the plans, the proposed development aims to integrate into the surrounding residential environment without impacting the adjacent homes at 197 and 199 Lyndhurst Avenue or 1 Albemarle Avenue.

The architects added: "We believe that the proposed development is of suitably high quality design… resulting in a positive use of the site.

"The proposal will make an invaluable contribution to the local housing stock."

However, at least three local residents have submitted formal objections.

One neighbouring resident wrote: "The proposed dwelling will increase density and negatively impact the urban grain…

"There are negative implications to residential amenity including infrastructure, parking and loss of privacy."

Another neighbour, Patricia Moloney of 4 Albemarle Avenue, raised concerns about the risk of setting a precedent for building on garden plots and the impact on local infrastructure.

She said: "It is not correct to describe this land as wasteland—it was a suburban garden until very recently…

"I have concerns about drainage, parking, and the risk of being overlooked. If approved, I hope there is sufficient planning for dust, noise, and traffic during the build."

A third objection, from Mr D.M. Kimberley of 197 Lyndhurst Avenue, focuses on the proximity of the development to his greenhouse.

He explained: "Demolition of the garage is right on my border with important plants nearby.

"I want no builders stepping on my land, and a two-storey house will overshadow my garden. If approved, the work must be done safely to avoid damaging my property."
