Feldberg Capital GmbH ('Feldberg') has secured two new lettings totalling 10,000 sq ft at Regal House, its newly refurbished and sustainability-focused office building in Twickenham.

Tech 21, a leading developer of impact protection products for mobile phones and laptops, has signed a five-year lease for 4,900 sq ft of workspace on the sixth floor of the building.

International Flower Fragrances, a global leader in flavours, fragrances, food ingredients, health and biosciences, has also taken 4,900 sq ft on the seventh floor, agreeing to a five-year lease.

Regal House, located next to Twickenham Station, was acquired in 2022 as part of Feldberg's Akoya neighbourhood workspace vehicle.

Since then, the building has undergone a comprehensive refurbishment with "sustainability and wellness" at the core of its design.

It now offers 30,000 sq ft of modern, energy-efficient workspace, including a new reception and café area.

In March, Regal House gained further recognition locally with the unveiling of a striking 30-metre-high mural by renowned Italian artist Vesod.

Titled 'N6tur3', the mural combines elements of futurism and classical art to deliver a message about ecosystem restoration and the importance of reviving damaged natural environments such as rivers and wetlands.

The refurbished building has achieved a SKA Gold rating, a sustainability accreditation awarded by the Royal Institution of Chartered Surveyors (RICS) for fit-out projects demonstrating best practice in environmental performance.

Innovative touches include chairs and tables crafted from recycled coffee granules and suits, while high stools in communal areas incorporate recycled military uniforms.

Rebecca Hore, Associate Director at Feldberg Capital, said: "We are proud to be transforming Regal House into a modern, high-quality workplace with sustainability and amenity at the heart of its design.

"These lettings with Tech 21 and International Flower Fragrances show there is robust demand from dynamic businesses for the best energy-efficient, amenity-rich offices in neighbourhood destinations like Twickenham."

Feldberg's Akoya venture, launched in 2019, aims to create a £1 billion portfolio of sustainable and well-connected workspaces in thriving neighbourhoods in and around Greater London.

The initiative champions localism, work-life balance, and the wellbeing of occupiers and their communities.
