Twickenham Green development site nearly cleared for 116 new homes

Developers London Square say demolition is nearly complete at the former Greggs Bakery site in Twickenham Green.

According to the developer, demolition works on site are 90% complete and are expected to be fully finished by the end of April.

"We have established our site compound and welfare cabins," said London Square in an update to residents.

"The main construction works commenced in March with groundworks, which includes the foundations of the new buildings.

"This will be followed by brickwork and the erection of scaffolding."

In addition to the progress on site, London Square says it is monitoring noise and vibration levels to minimise disruption to neighbours.

Using real-time monitors during the demolition phase, London Square workers have been keeping levels of noise, vibration and dust within the limits prescribed by Richmond Council.

In compliance with its planning permission, the developer's three dust monitors will remain in place from groundworks through to completion.

To help control dust, the team is also "dampening down" during warmer or windier weather — spraying loose materials with water to reduce the potential spread of dust and debris.

Vehicle movements in and out of the site are being closely monitored, with traffic marshals on duty during working hours to 'ensure the safety of neighbours', say London Square.

However, some residents feel that the developer has not done its best to control dust levels and are "suffering" from the demolition process.

On Facebook Maria Seale said: "London Square has not been complying with their own Construction Management Plan from the start of the demolition of the old Greggs Bakery site.

"Residents have been suffering from sore eyes and breathing issues from the toxic dust.

"We have sent several emails to London Sq and our Counsellors and only in the last few days they have started dampening the dust due to our public protests."

Chris Tulloch commented: "I think all of us in the WT parking zone have become used to the bad air, the dust from the demolition of Greggs Bakery on the London Square Twickenham Green site.

"It just takes neighbours to return from a few weeks away to make us aware of the damage that's been inflicted upon us.

"Our neighbours were shocked at the amount of dust everywhere. Concrete dust is silica dust which extremely dangerous to health.

"Environmental Health should have been involved from the beginning. All the children in the neighbourhood have been breathing this for months, which could bring on serious complications later in life."

Site working hours are Monday to Friday from 8am to 6pm, and Saturdays from 8am to 1:30pm. The site is closed on Sundays and Bank Holidays unless prior approval is granted by Richmond Council.

The development will make way for 116 homes—58 of which will be affordable—along with commercial space and 100 car parking spaces.

Approved in November 2023, the project will feature buildings up to five storeys tall.
